After the primary buyer became VERY unreasonable during the Due Diligence phase (literally demanding rebuilding essentially all major components of the house, which was in great shape to begin with), Jacob wisely understood them to be overplaying their hand in negotiations.  Jacob skillfully negotiated a binding back-up agreement after the primary contract came into effect, diplomatically offered his bottom line to the primary buyer, and, when that was rudely rejected, moved on to the back-up buyer, who closed shortly thereafter.  Congratulations on another closing , your exceptional skills, and ability to get the job done!
